What a starting price means

  • A starting price is the lowest price the developer publishes, usually for the smallest home available.
  • Prices move as units sell; each project page shows the date we checked it.
  • Add 4% for Oqood and plan for the service charge after handover: service charges in Dubai.
  • If the first payment is the hurdle, see projects with a low down payment.

Before you pay a booking deposit

  1. The developer and the project.Confirm who the developer is and that the project is registered with the Dubai Land Department.
  2. The escrow account.Match the account number on the advert with the one in your sale agreement, and pay into no other account.
  3. The project's progress.Look it up on DLD's Project Status Enquiry, Mashrooi in the Dubai REST app: it shows the completion percentage and the escrow bank and account number.
  4. The advertising permit.Since April 2024 each off-plan unit needs its own Trakheesi permit.
  5. The payment plan.Read every instalment's amount and what triggers it: a date, or a stage of construction.
  6. The full cost.The 4% Oqood fee, any developer charges, and the service charge after handover. Buying off-plan in Dubai covers each in detail.

How much do I need to reserve an off-plan home under AED 2 million?

Between AED 65,270 and AED 480,020 at the starting prices of the projects above: the booking payment plus the 4% Oqood fee and AED 20.

Is off-plan cheaper than ready property in Dubai?

Not as a rule. In the 12 months to Q2 2026, the median off-plan apartment sale in Dubai was AED 1,349,160 and the median ready apartment sale AED 1,108,990, by our analysis of DLD transaction data. The mix of sizes and locations differs, so compare similar homes in the same area.

Can I get a mortgage on an off-plan home?

Yes, for up to 50% of the price under the Central Bank of the UAE's limits, subject to the bank's policy on the project.
