A low down payment is not a lower price
A low booking payment cuts the cash you need to start, but not the price: what you do not pay now, you pay during construction or at handover. Before you commit, check three things:
- The total you will pay before handover, and when: are instalments tied to dates or to stages of construction?
- How you will pay the handover instalment: from savings, or with a mortgage of up to 50% of an off-plan home's price under the Central Bank's limits.
- What the sale agreement says happens if the building is late, or if you are.
If you cannot pay, Law No. 13 of 2008, as amended by Law No. 19 of 2020, sets out what happens: after a 30-day notice served through the Dubai Land Department, a developer may terminate and keep up to 40% of the unit's value on a project more than 60% complete, or up to 25% below that, refunding the rest. Before you pay a booking deposit
- The developer and the project.Confirm who the developer is and that the project is registered with the Dubai Land Department.
- The escrow account.Match the account number on the advert with the one in your sale agreement, and pay into no other account.
- The project's progress.Look it up on DLD's Project Status Enquiry, Mashrooi in the Dubai REST app: it shows the completion percentage and the escrow bank and account number.
- The advertising permit.Since April 2024 each off-plan unit needs its own Trakheesi permit.
- The payment plan.Read every instalment's amount and what triggers it: a date, or a stage of construction.
- The full cost.The 4% Oqood fee, any developer charges, and the service charge after handover. Buying off-plan in Dubai covers each in detail.
Questions buyers ask
What is the lowest down payment for off-plan property in Dubai?
On the projects we track today, 5% at booking (Valencia, Samana Greenfield and South Square). Most developers ask 10% to 20%. The Oqood fee, 4% of the price plus AED 20, is due on top when the sale is registered.
Is a 5% or 10% down payment plan a good idea?
It lowers the cash needed to reserve, not the price. More of the price falls due later, often at handover, so make sure you can pay or finance every stage before you commit.
What happens if I can't pay an instalment?
Under Law No. 13 of 2008, as amended by Law No. 19 of 2020, after a 30-day notice served through the Dubai Land Department a developer may terminate and keep up to 40% of the unit's value on a project more than 60% complete, or up to 25% below that.
Do I pay the DLD fee at booking too?
The Oqood registration fee, 4% of the price plus AED 20, is paid when the sale is registered with the Dubai Land Department, at the start of the plan.
